Planning an Apartment Stay in Singapore? Start with the Type of Property

A furnished room, a private condominium and a serviced apartment may all appear in a search for an apartment in Singapore. Their photographs can look similar, but the property category matters before you compare the sofa or the view. Start with how long you intend to stay and what kind of accommodation the provider is actually offering.

The Urban Redevelopment Authority’s private residential rental guidance, checked on 10 October 2026, states a minimum stay of three consecutive months for occupants of private residential properties and rules out daily or weekly short-term use. That guidance concerns private residential property; do not treat it as a complete rulebook for every accommodation category, including HDB flats or approved serviced accommodation.

Ask the category question first

Before building a shortlist, ask the provider to identify the property type, the offered tenancy period and the basis on which that stay is permitted. A label such as “co-living” describes an offering but does not, by itself, answer every regulatory question. Verify the applicable category with the relevant official guidance when the answer is unclear.

Compare addresses through a normal weekday

Once the category fits, choose two or three actual addresses rather than assuming a broad district name tells the whole story. Map the route to your likely workplace or study destination. Include the walk to the station, transfers and the final walk at the other end. Repeat it for the time you expect to return.

Then add daily needs: food shopping, laundry arrangements if the unit lacks a machine, and any building access requirements. A station nearby on a map is only one part of the trip. Check the entrance you will use and whether the route suits your mobility needs.

Keep a comparable enquiry record

  • Property category and exact address.
  • Proposed start and end dates, with the permitted stay confirmed.
  • Items included in the quoted payment and charges requiring clarification.
  • Furnishings and facilities confirmed for the actual unit.
  • Questions still awaiting a written answer.

Leave unanswered fields visibly blank. Do not convert a promotional phrase into a confirmed facility or an advertised amount into a complete budget. The most useful shortlist is one where you can explain what each option offers and which facts still need checking.
